A streaked roof and a failing roof are usually two different roofs. Before anyone talks you into replacement, it is worth understanding what soft wash roof cleaning costs relative to the expense it defers — because the ratio is not close.
What the staining does to roof life
The organism behind black streaking holds moisture against the shingles and consumes their limestone filler, accelerating granule loss. Granule loss is roof ageing: once the protective layer thins, UV works directly on the asphalt and the shingle becomes brittle.
Killing the colony removes that accelerant. It does not add life to a roof — it stops the subtraction, which on a mid-life roof can mean years of deferred replacement.
It is worth being precise about the claim, because the industry is full of vaguer versions of it. Cleaning does not repair a shingle, restore lost granules or reverse anything. What it does is remove a living thing that was keeping the surface damp and eating part of it. A roof that stops being fed on ages at the rate the weather alone dictates, which is the rate it was designed for. Everything in the arithmetic below follows from that one distinction — you are buying back the roof’s normal ageing rate, not buying extra years on top of it. The arithmetic
Replacement is one of the largest single costs a house generates — typically five figures. Cleaning is a small fraction of that, repeated every few years. If treatment defers replacement by even a couple of years, it has paid for itself several times over.
The exception is a roof already at end of life: curling, cracking, bald shingles, widespread granule loss in the gutters. Cleaning a failing roof buys appearance, not time, and we will say so when we see it rather than take the job.
The comparison people get wrong is timing. A roof is replaced once, in a single expensive event, usually at a moment you did not choose. Cleaning is a small recurring cost spread across the years in between, and each round is decided by you when the streaking reappears. Even if the arithmetic were closer than it is, those are very different things to have to find money for.
What moves the number on a cleaning quote
Roof cleaning is not priced by the hour here, so what changes the figure is the work the roof demands, not how long someone chooses to take over it. Four things carry most of the weight.
Area and pitch come first: a steep or complex roof with multiple planes, valleys and dormers takes far longer to treat evenly than a simple gable of the same square footage. Access is second — a single-storey ranch worked from the ground is a different job from a two-storey with beds and a conservatory under every eave. Third is what is growing: algae alone is a straightforward treatment, while heavy moss and lichen need more solution, longer dwell and a frank conversation about timelines. Fourth is what surrounds the roof, because dense planting under the drip line means more preparation, more rinsing and more care.

How to tell which roof you have
Streaks with intact, flexible shingles and minimal granules in the gutter runoff: a candidate for cleaning. Curled edges, exposed asphalt, shingles that crack when lifted: a candidate for a roofer.
When in doubt, get both opinions — ours on the cleaning side, a roofer’s on the structural side — and be wary of anyone whose diagnosis happens to match only what they sell.
The gutter is the most useful thing you can check yourself, and you can do it from a stepladder at the corner of the house. Some granules in the debris are normal and always will be. A layer of them lying in the bottom of the gutter like coarse sand, or a splash pad below the downspout that has gone the colour of the roof, tells you the shingles are shedding their protective layer at a rate no cleaning addresses. Cleaning that roof gets you a tidier-looking roof with the same remaining life.
From the ground, look along each slope from the side rather than square on. Shingles that lie flat in an even plane are in reasonable shape. A slope that looks rippled, or where the bottom edges of the courses have started to lift and curl, is telling you the asphalt has hardened, and hardened asphalt does not soften again.
Two quotes, two different products
If you ask a roofer and a washer for a price on “roof cleaning” you will often get two numbers far apart, and it is not because one of them is trying it on. They are quoting different work.
A soft wash contractor is quoting a chemical treatment: a dilute chlorine solution with a surfactant, applied at low pressure, left to dwell, rinsed. The Asphalt Roofing Manufacturers Association recommends this approach and advises against pressure washing asphalt roofs, so it is also the method the shingle makers themselves point to. Nobody walks the roof more than necessary and nothing is removed by force.
A roofing company quoting cleaning is often quoting a roof visit: crew on the deck, debris cleared by hand, moss removed physically, sometimes minor repairs and a zinc strip fitted at the ridge while they are up there. That is a legitimate service and sometimes the one you need — but it involves foot traffic on the shingles, and hand removal of moss and lichen takes granules with it. Read both quotes for what they actually describe rather than for the word “cleaning”, and if one of them is silent on method, ask.
How this works out in Southeast Missouri
The economics tilt further towards cleaning here than they would in a drier climate, for the simple reason that roofs in this region colonise faster. Humid summers, river-valley fog around Cape Girardeau and Jackson, and heavy mature tree cover over most older neighbourhoods mean a roof reaches visible streaking well before it reaches the end of its useful life. That is precisely the window in which treatment is worth most: the shingle is sound, the colony is doing damage, and stopping it is cheap relative to what it is protecting.
The regional catch is that replacement demand spikes after storms. When a spring hail line goes through Fredericktown or Perryville, every roofing crew within an hour is booked and every homeowner is being told their roof needs replacing. Some of them are right. But hail damage and algae staining are unrelated problems, and a roof that has been assessed as sound after a storm is still a roof worth treating rather than replacing.

Common questions
The roofer quoted roof cleaning too, and the numbers were nothing alike. Why?
Because you were quoted two different jobs. A soft wash is a low-pressure chemical treatment with minimal time on the roof. A roofing crew’s cleaning usually means people on the deck, moss removed by hand and often small repairs included. Compare the described method, not the heading.
My roof probably has a few years left. Is cleaning still worth it?
It depends what “a few years” is based on. If the shingles are still flat and flexible and the age estimate is just arithmetic from the install date, cleaning is usually worth it — roofs frequently outlive their nominal span when nothing is eating them. If the shingles are curling and the gutters are full of granules, spend the money on the replacement instead.
Does cleaning the roof help when we sell?
It removes the single most visible reason a buyer assumes a roof is old. A streaked roof reads as a deferred expense from the kerb, and that impression is formed before anyone opens the front door. It does not change what an inspector will find, and it should not be used to disguise a roof at the end of its life.
How many granules in the gutter are too many?
A scatter mixed with grit and leaf litter is normal for the life of a roof, and a new roof sheds heavily for the first year. What matters is a continuous layer in the bottom of the gutter, or coloured sand accumulating below the downspout, especially if you are also seeing bare patches on the slope. That points to a roofer rather than a washer, and the gutters themselves want clearing either way.
Will cleaning stop a roof that already leaks?
